Top 5 prestigious apartment complexes with hotel services

Where, besides regular domestic services, can you get access to your own source of mineral water, and where can you get pet care services, and is such a service expensive for residents?

In addition to regular domestic services, most newly built luxury apartment complexes in Moscow offer a wide range of services similar to those of a good hotel. This is convenient because it relieves owners of the worries of taking care of their property, eliminates the need to hire household staff and monitor them, and allows them to delegate many daily problems to the service operator. However, the number of true serviced apartments is small, despite their existence.

To select the best of these properties, the elite real estate portal "Elite.RU" turned to leading real estate agencies specializing in the high-budget segment: Knight Frank, Kalinka Realty, Tweed, Vesco Realty, Welhome, ZIP Realty, Savills, and others. We asked them to name 5-6 elite apartment complexes that, in their opinion, stand out among others in terms of the level and range of services provided and are of increased interest to buyers.

One mandatory condition was that the complex should include apartments that can be privately owned, not just rented. For this reason, the former Ukraine Hotel, now the Radisson Royal Hotel, was not included in the ranking because, according to Knight Frank, there are no options for sale there.

The second mandatory condition is a high-status complex and a corresponding location. Since we were only considering objects in Moscow, the contenders for the ranking had to be located in the central district or its closest neighborhoods. The Ye's Apartment Hotel did not meet this condition, despite meeting all other criteria, as it was built on the outskirts in the Mitino district. In addition, complexes where the hotel service was initially planned but did not appear and it is difficult to say if it will appear in the future were not included in the ranking. And there were quite a few such complexes.

The remaining properties were ranked, with the ones that received the highest number of experts' marks placed higher. As a result, the top five complexes that stand out among others and that potential buyers looking for serviced apartments should consider first were selected.

1st place - "ZVEZDY ARBATA"

City Center, Arbat District, Novy Arbat Street 32

This recently built complex in the center of Moscow was named the best by all the experts, and such unanimous opinion from professionals is very rare, so it is worth discussing the project in more detail.

  

"The project 'ZVEZDY ARBATA' is interesting because it integrates the hotel service of a world-class operator - Marriott," says Irina Mogilatova, CEO of TWEED agency. According to Olga Shirokova, Director of Consulting at Knight Frank, a separate contract is concluded with each apartment owner, the price of which depends on the volume and type of selected services. Payments are made after the fact, and the deposit amount is equivalent to $1,000. For example, cleaning services can be ordered for a month or longer. Each apartment is assigned a dedicated maid, and cleaning is done daily or three times a week, depending on the owner's preference. Interestingly, according to the Hayatt network standards, only hotel guests have the right to use the internal infrastructure. Even if there are no visitors in the pool or fitness room at any given moment, outsiders are not allowed in according to the rules. However, the service apartments in ‘VTB Arena Park’ have made an exception for future residents, and they will have the same rights as hotel clients. This means that the range of service options available to them may be even broader than currently assumed.

3rd place - ‘Residence Tverskaya’

“The owners and guests of the apartments in ‘Residence Tverskaya’ can take advantage of the services offered by the management company Ivashkevich Hospitality,” explains Ekaterina Rumyantseva, Chairman of the Board of Directors of Kalinka Group. “In addition to traditional cleaning, concierge services, household services, food delivery and mail handling, they include services such as a personal stylist, gift search, pet care, and organizing events in the lobby of the apartment complex. With the hotel service, you can order visa services, security, a private plane, as well as a translator, secretary, tutor. The management company is ready to organize hunting or fishing, consultations on various issues, and much more. The cost of the service package will be 150 rubles per square meter per month. The minimum payment will be 3,900 rubles per month for the owners of apartments with the smallest area of 26 square meters. The maximum cost of service will be 24,000 rubles.”

4th place - Four Seasons Hotel Moscow

This is the most mysterious of all the properties included in the ranking, where the hotel operator Four Seasons provides service facilities. Sales of apartments here were promised to open several years ago, but they have not done so yet. However, this does not mean that you cannot own anything here, it just means that it will require a more complex process.

“Four Seasons Hotel Moscow (formerly the ‘Moscow’ Hotel) - without exaggeration, the most iconic project in the Russian capital, no other project can boast such a location,” says Olga Shirokova, Director of Consulting Department at Knight Frank. “The apartments are located on the 5th-10th floors of the hotel building, with an area ranging from 167.4 to 207.5 square meters. Buyers considering the purchase of such a unique product should be prepared for prices ranging from $40,000 to $70,000 per square meter.”

As for the services, in addition to room service and 24-hour assistance from a multilingual concierge desk, there are many opportunities for leisure, sports, and business. For example, the complex has its own fitness center with a pool under a glass roof, the visit to which can be added as an additional option to the general service package or agreed upon separately. The same scheme can be used for services such as a nanny or a translator. The minimum cost of using the package of service options is 150 rubles per square meter per month.
