Homes with swimming pools on the elite market sell faster and easier, and most importantly - at a higher price than similar properties without this feature. Even if the property as a whole is satisfactory to the buyer, but does not have a pool, the buyer hesitates, delays the decision, and if they cannot find a way to place a pool on the property or inside the house, they may even refuse to purchase. A pool can increase the value of the property by 30%, according to Kalinka Group.
"The trend for pools in Rublevo-Uspenskoye Highway homes started in the 1990s. At that time, they were small basins, 5-8 meters in size, mostly located in the basement," says Ekaterina Rumyantseva, Chairman of the Board of Directors at Kalinka Group. "Pools built during that period now bring a lot of inconvenience to the house and its owners, forcing new owners to either change the configuration of the house and renovate it extensively, or get rid of outdated pools and design modern ones."
In new properties, the pool area is often a separate part of the house, making maintenance convenient and safe. In case of any issues, they can be resolved locally.
"In a luxury home worth over $7 million, a pool is an essential attribute. If it is not present, such a house can only be sold at a significant discount," says Inna Leshchiner, Director of the Country Real Estate Department at Kalinka Group. "The costs of building a pool are easily justified when selling the house: if the construction cost adds 5-10% to the overall price, the house with this option can be sold at a price 20-30% higher."
Modern homeowners also create spa zones in their country residences, where in addition to the pool, there is also a sauna, hammam, massage room, and gym. In the 1990s, only a sauna was usually located next to the pool.
Today, homes with pools are available in both the high-end and middle price segments of the elite market, around $2-3 million.
The parameters of pools vary, and the market offers both large 20-meter pools and modest pools measuring 8-12 meters in length. Both types are in demand: small pools don't require a large space for engineering and maintenance, as their utilities fit into a compact box. If the plot size allows, owners build large pools. Usually, the pool is located in a separate building detached from the main house, prioritizing practicality during the design process.
However, some clients who build a house for themselves, with no plans to sell in the future, prefer open-air pools. These can be used during the warm season or equipped with water heating systems to make them year-round.
