Each type of housing is good in its own way: an apartment is located in the city, close to work, and a country house is in nature, on its own land. But now you can combine the two: apartments with plots have appeared in Moscow. However, there are few of them, and they are all located in elite residential complexes.

The area of such plots is usually small, 15-30 sq. m., but sometimes it can be larger than the apartment itself. "For example, in Prague, in a residential complex in the Dejvice district, one-bedroom apartments with an area of 44 sq. m. have a 20-square-meter terrace and their own garden of 47 sq. m.; similar offers are estimated at about 100,000 euros. And two-bedroom apartments with an area of 50 sq. m., costing 140,000 euros, include a garden of 180 sq. m.," says Roman Popov, Director of the Strategic Consulting Department at Kalinka Real Estate Consulting Group.

According to real estate agents, offers on the upper floors of buildings with balconies and sun terraces are more valued at foreign resorts, and on the ground floor, apartments are replaced by a small garden. "If the plot does not offer any beautiful views, first of all, of the sea, then its presence has little effect on the cost of housing. But if there are views, the price can be 5-15% higher," says R. Popov.

"Land in Moscow is very expensive, it costs developers much more than in Europe," explains R. Popov. "That is why only companies involved in comprehensive development can afford to allocate a few dozen square meters for buyers of ground floor housing."

"A small garden, but expensive."

As expected, developers of high-class real estate, who need to offer exclusive properties to buyers, decided to experiment. Thus, in the luxury residential complex Knightsbridge Private Park in the Hamovniki district, two-level apartments with their own plot of land and separate entrance will appear. The living area is 300-600 square meters, and the plots of land range from 4 to 6 acres. They cost 30,000 USD per square meter. "The price of these exclusive offers is higher than the cost of other apartments in the same complex. The difference ranges from 17 to 40% depending on the type of property," said the developer company "Restoration N." Construction started not long ago, and the completion date is the first quarter of 2015. Despite the high cost, almost all apartments with gardens have already been sold, only a few offers remain.

A similar format is also presented in the elite residential complex Literator.

Roman Popov also mentioned that there are unusual offers outside the capital. Apartments with small private gardens are available in St. Petersburg in the residential complex "Vodoley" and in Kronstadt at 14 Surgina Street.
