Moscow's elite residential complexes with family residences: there will be no growth in supply.

Kalinka Real Estate Consulting Group, a leading consulting and real estate company in the luxury property market, has conducted an analysis of the supply volume and prices of elite projects in Moscow, which include two-level apartments and penthouses on the first and second floors. Currently, such properties are available for sale in the elite district of "Literat" (Literary Quarter), the club house "Granatny, 6", the residential complex "Bulgakov", and the building at 45 Bolshaya Nikitskaya Street.

 

Today, new projects are emerging in the luxury real estate segment, which include two-level apartments. However, the share of such properties in the Moscow market does not exceed 2%. The limited supply of such properties has led to high demand, as two-level apartments remain an exclusive product, provided that certain design rules are followed: spaces with double light, sufficient space for staircases, panoramic windows.

Two-level apartments located on the first and second floors of residential buildings are essentially family residences located within the city limits, comparable to country houses in this respect. However, unlike country houses, two-level apartments are part of residential complexes that offer all the necessary infrastructure, such as a kindergarten, sports grounds, a fitness club with a swimming pool, cafes, restaurants, bank branches, and more. Additionally, owners of such properties do not need to spend time commuting to and from the center of Moscow.

 

1. Elite Quarter "Literat"

In the elite quarter "Literat," which is under construction in the Hamovniki district, all the first and second floors of residential buildings are dedicated to two-level apartments with an area of ​​over 166 square meters and a land plot of about 100 square meters, which can be used as a small enclosed garden, a place for barbecues, or a playground. The entrance to the two-level residences is possible from both the street and the internal territory of the complex. A total of 25 two-level apartments are planned in the elite quarter, with most of them already sold. The price per square meter in the "Literat" family residences starts at 470,000 rubles.

 

2. Club House "Granatny, 6"

The club house "Granatny, 6" offers one two-level apartment with an area of ​​about 400 square meters. Its price is $9.5 million. In addition to two-level apartments, the residential complex also offers mansion-style apartments occupying an entire floor. The premium residential building in the Patriarshiye Prudy area is designed for 27 apartments. The project was designed by architect Sergei Choban. The complex's infrastructure includes room service and a children's playroom.

 

3. The Bulgakov Residential Complex

The Bulgakov Residential Complex has a two-story apartment for sale, with an area of approximately 200 sq. m. Its price is $4.5 million. The eight-story residential building is located at 25 Bolshoi Kozihinsky Lane. This elite complex includes 12 apartments ranging from 150 to 340 sq. m. The property has a fenced territory, and all terraces and balconies overlook the courtyard.

 

4. Bolshaya Nikitskaya, 45

One two-level apartment with an area of 327 sq. m is available in the building at 45 Bolshaya Nikitskaya Street. Its price is $5 million. The seven-story complex consists of 10 apartments of various sizes. The mansion is located on a fenced territory, and its infrastructure includes a landscaped courtyard.

The large area allows for separate rooms for each family member, and the different levels enable the division of the apartment into public and private areas. Limited supply increases the interest of buyers in each new project that enters the market. However, the supply of two-level apartments will not grow. Due to their high cost, two-level apartments will remain a niche in the high-quality housing segment for the next 3-5 years."
