The Chaikovsky House is being rented out in Moscow for a record price.

The correspondent of "RBK-Real Estate" was able to visit a Moscow mansion that can only be afforded by large international companies, embassies, or families from the Forbes list. For rent in Moscow is a historic mansion on Ostozhenka Street. Realtors refer to this urban property as the Chaikovsky House, located at Barykovsky Lane 7 (pictured above). At the beginning of the 20th century, this Moscow house belonged to the family of the great Russian composer Pyotr Chaikovsky, or more precisely, his younger brother Nikolai. Today, this renovated mansion in the heart of the "Golden Mile" can be rented for 2.8 million rubles per month (about $1 million per year). The history of the mansion in faces Unfortunately, Pyotr Ilyich Chaikovsky did not visit this house – it was acquired by the actual state councilor Nikolai Ilyich Chaikovsky in 1901, many years after the death of his brother (1893). However, even without him, the house had an impressive fate. According to the data from the Central Archive of Scientific and Technical Documentation of Moscow (CANTDM), the history of this property began in 1837 when a wooden estate was built on a small plot of land by Moscow merchant Pavel Teplikov. Later, ownership transferred to titular counselor Elizaveta Susareva. As mentioned above, in 1901, the new owner of the property became state councilor Nikolai Chaikovsky, who in 1903 built a small two-story stone residential house in the eastern corner of the estate according to the project by architect Mikhail Petrov. The house was built in the Art Nouveau style. It is this urban mansion that has survived to this day. From archival documents, it follows that in the 1880s, the land plot and the house came under the ownership of "French citizen Pierre Ivanovich Villuan," after whom it passed to his widow Anna Villuan. In the 20th century, the building belonged to the Chaikovsky family until 1924. Later, the Soviet citizen Nikolai Putolov lived in the house. And in the last years of the USSR, it housed a sculptor's workshop. For the most part, from the late 19th century to the early 2000s, the house was not renovated. Modern interiors In the early 2010s, extensive work was carried out in the house, turning it into a beautifully restored historic mansion with modern engineering. The facades with Art Nouveau patterns and part of the floor plans and rooms remained "native" in the house. At the same time, two mansions with facades in the same style were built near the Chaikovsky House. When you stand in front of these three mansions, it seems as if you are not in Moscow, even on Ostozhenka Street, but somewhere in London, Vienna, or on the French Riviera. It is quiet here, there is no through traffic. On one side, the perspective of Barykovsky Lane ends with the Ministry of Foreign Affairs skyscraper on "Smolenskaya," on the other side, it leads to the respectable "Golden Mile" and further descends to the Moscow River. It should be noted that the mansion is intended for rental. Realtors refer to it as a representative mansion. This means that it is perfect for the office of a senior executive of a large company, an ambassador's residence, or a small reception house. However, such mansions are sometimes rented by families from the Forbes list – it is located in a very exclusive location. The interiors of the Chaikovsky House resemble the mansions of the diplomatic corps' administrative offices, where ambassadors reside in Moscow: antique furniture, massive wooden staircases, authentic stucco on the ceiling, into which ventilation "windows" are seamlessly integrated. By the way, the mansion's amenities include not only ventilation systems but also shared air conditioning and humidification systems. This is important for antique furniture and paintings (the mansion houses a collection of interesting European and Russian paintings from the 16th to the 20th centuries) that hang in every room.

By the center of the estate, a silent lift has been installed. It is disguised as ordinary wooden doors.

The ground floor of the estate houses the guest area. There is a cloakroom (actually just an antique wardrobe for outerwear), a secretary's desk, and a seating area for visitors (in case the estate is rented out as an office). This floor resembles a medieval castle - the Gothic style can be felt from the plasterwork on the six-meter-high ceilings, and the coats of arms on the staircase rails harken back to the era of chivalry.

The floor above is the working area, with offices for assistants and a restroom.

The third floor is the executive's workspace. The interiors exude a calm classical style. The rooms are adorned with paintings by Dutch painters, the executive's office is decorated with an antique carved fireplace and a work by an unknown artist from the Novgorod school of the 18th century. On the same floor, there is a kitchen and a meeting room with a large oak table and a painting of "The Birth of John the Baptist" by an Italian master dating back to the late 16th century.

The fourth floor is a loft space with a minimalist modern interior: white walls, contemporary furniture. It also includes access to a huge terrace that surrounds the roof of the estate.

In the basement level of the estate, there is a garage (for three limousines) and utility rooms, including a security room.

Ostozhenka - the "Golden Mile" - is the most expensive place to live in Moscow. The square meter of real estate on this short street and its alleys costs from $20,000... There is also a high-budget rental market here: top managers of international companies, Russian entrepreneurs rent apartments on the "Golden Mile".

"In the Ostozhenka area, between the "Kropotkinskaya" and "Park Kultury" metro stations, there are very few representative mansions - no more than ten. Only three or four of them are available for rent," says Ekaterina Rumyantseva, Chairman of the Board of Directors of Kalinka Real Estate Consulting Group.

The Tchaikovsky House has an area of 540 square meters and is rented out for $1 million per year, which is approximately 2.8 million rubles per month (1.8-2.5 thousand dollars per square meter of total/living area).

Denis Popov   "The average rental rate for representative historic mansions in the center of Moscow is $1.8 thousand per square meter per year, rental contracts are usually concluded for a period of three to ten years," says Denis Popov, Managing Partner of Contact Real Estate. "However, the price range in this segment is very wide because each building is unique, and it is very difficult, almost impossible, to classify them."
