Moscow, Klimashkina Street, 7/11
The intimate club house K7/11 is located in Presnya, just 5 minutes from the Garden Ring. Here, the historical context gains a new resonance, creating a special atmosphere for living in the city center.
The residential complex is surrounded by picturesque ponds and cozy parks: the Great Presnensky Pond, Georgievsky Square, the December Uprising Park, Patriarch's Ponds, and the Greenhouse. Within walking distance are the Planetarium, the Moscow Zoo, Zurab Tsereteli's workshop, and the Zotov Cultural Center. Just 10 minutes by car to the business center of Moscow — an ideal combination of privacy, seclusion, and urban dynamics.
Nearby are private kindergartens, Romanov School, schools No. 1241 and No. 1950, an arts school, an industrial-economics college, and the MGYuA university. Within 5 minutes by car are fitness clubs, a business center, supermarkets, restaurants, hospitals, pharmacies, and flower shops.
The lobby of the K7/11 club house, with its coffee and bar areas, creates an intimate atmosphere — a place to meet friends or relax after a workday. The private garden, featuring coniferous trees, perennials, and shrubs, embodies a Scandinavian approach where the landscape serves as a backdrop for inner calm and contemplation. Walking paths are laid out on its territory, as well as resting spots and a children's playground.
The complex includes a fitness center overlooking the green courtyard and a spa salon. The underground parking accommodates 55 vehicles, including 5 spaces for electric cars with individual charging stations. Comfort in the house is maintained by VRF systems with adjustable settings.

Residential complex architecture
The architectural project was created by Sergey Choban. The preserved wall of the income house built in 1905 by Ernst-Richard Nirnzee became the foundation for the facade, where classic design meets minimalism.
The design of the public spaces is handled by the bureau EDXXKAT. The spacious lobby with 5-meter ceilings welcomes residents like a grand living room: designer furniture, polished veneer, and terrazzo. Two halls reveal contrasting accents—one features deep red tones, lacquered veneer, and a bar area designed as an art object, while the other presents a light palette, wood, and tiered furniture.
The complex includes 46 apartments ranging from 50 to 157 square meters. High ceilings of 3.25 meters fill the interiors with air and light. There are no more than four residences per floor, emphasizing the intimate format. The terraces, reaching up to 37 square meters, add to the uniqueness. The collection is completed by 6 penthouses, where privacy and aesthetics reach their peak.
The K7/11 club house is an address where architecture, interior design, and engineering solutions come together to create one main goal—to provide residents with an atmosphere of tranquility, comfort, and luxury in the heart of Moscow.
