According to the statements of the Moscow Government, the prestige of a healthy lifestyle among Muscovites is growing every year. The proportion of the population regularly engaged in physical culture and sports has increased from 18% in 2010 to 25% currently, and by 2016, one-third of the city's residents will regularly visit sports facilities or gyms.
As noted by Kalinka Group, the interest of Moscow residents in an active lifestyle is reflected in their preferences when choosing real estate in the capital: about 70% of buyers of expensive housing are interested in the availability of sports infrastructure within walking distance. The most common requests are for a fitness club, pool, and the opportunity to engage in outdoor sports comfortably.
"The trend in the development of mass sports and the popularization of a healthy lifestyle has seriously changed the approach of developers," said Ekaterina Rumyantseva, Chairperson of the Board of Directors of Kalinka Group. "While developers used to think about creating sports infrastructure as a last resort, now it is a mandatory attribute of modern residential complexes. The costs of creating it can range from 10% to 25% of the total project cost."
Specialists from Kalinka Group have identified four types of projects with sports infrastructure that developers are currently providing in their complexes.
1. Large sports facilities, development of adjacent territories:
The first group involves the construction of multifunctional sports facilities within the project structure and the improvement of adjacent major sports projects. For example, the concept of "VTB Arena Park" was influenced by the proximity to the "Dynamo" sports complex - a Sports Park with hockey rinks, gymnastics halls, combat sports, team sports, and fencing will be organized here. As part of the "Skolkovo Park" project, Meschersky Park was landscaped, a network of bike paths and ski trails was organized, a football stadium was built, and a Work Out area was opened.
