Top popular areas of Moscow among buyers of luxury real estate

Khamovniki, Presnensky and Tverskoy districts were among the top sought-after locations for the purchase of luxury residential real estate by the end of the year. According to experts of the Kalinka ecosystem, they account for about 53% of demand. The first place among apartment buyers is occupied by the Khamovniki district with a share of 25%. Tverskoy district is in second place with a share of 15% and Presnensky district is in third place with a share of 13%. The average purchase budget in Khamovniki is 235 million rubles, in Presnenskoye – 150 million rubles, in Tverskoy district – 130 million rubles.

Ramenki is also one of the most popular areas among buyers of secondary luxury housing, where demand is 12%. This is followed by Arbat, Zamoskvorechye and Yakimanka. The share of transactions in these locations is 5-6%. The average lot price starts from 100 million rubles. In the secondary luxury housing market, the location requirements have not changed. Buyers prefer traditional locations and apartments with an area of 120 sq. m.

These are the top locations of old Moscow, famous streets, proximity to the Kremlin, diverse social, cultural, business and commercial infrastructure, recreational and park areas," says Alexey Chumalov, CEO of Kalinka Russia. - Ramenki is among the top elite districts of Moscow, which, although further from the Kremlin, is popular with buyers. It is distinguished by its proximity to Moscow State University, the convenience of living and the existing infrastructure."
