Top 7 premium projects with minimum plot sizes
According to experts from Kalinka Group, one-third of luxury residential new buildings offer lots with an area of up to 60 square meters. The minimum area is 27 square meters, with prices starting at 13 million rubles.
The gradual reduction in the average area of lots in the high-premium real estate market has been observed since 2008. According to experts from the company, the crisis became a catalyst that made clients of real estate agencies reconsider their approach to expenses. They wanted their money to work and bring profit, which is why many decided to give up excessive living spaces that were often unused. Adapting to the new needs of buyers, developers began to respond to them by offering small apartments and apartments in the residential complexes they were constructing.
The reduction in the area of expensive real estate offerings is not due to the desire of buyers to save, - says Ekaterina Rumyantseva, Chairman of the Board of Directors of Kalinka Group. - The market has transformed under the influence of the real needs of people who are looking for apartments and apartments for living. In addition, increasingly there are reconstruction projects on the market, where the appearance of small lots is due to technological and structural features of the building. However, modest footage of the properties for sale does not mean their low cost."
Specialists from Kalinka Group compiled a rating of the smallest lots in terms of area on the primary market of elite real estate in Moscow.
