Penthouse - one of the most expensive and investment-attractive types of real estate. The high price is determined by the limited supply, location (most penthouses are located in the city center), panoramic characteristics, and unique planning solutions. According to the analytical and consulting department of Kalinka Group, there are over 100 properties on the primary market of elite real estate in Moscow (including those in closed sales). Penthouses are offered in 31 of them. In total, there are 121 penthouses (32,000 square meters) on the market in all segments, which accounts for about 7% of the total supply.
Kalinka Group has compiled a Top 5 list of penthouses available for primary sale, ranking them by cost and area of availability.
The most expensive penthouse with an area of 2,181 square meters, spread over three levels, is presented in the Federation Tower, and its cost is 2.6 billion rubles. "It's worth noting that despite the large area and high cost, there is quite a high demand for platinum apartments. For example, in June 2020, a lot was sold on the 90th floor of the Federation Tower for 1.1 billion rubles, which amounted to over 1.16 million rubles per square meter," reminds Alexander Shibaev, Head of Analytics and Consulting Department at Kalinka Group.
"This year has been a record-breaking year for the Federation Tower in terms of demand for Deluxe-class apartments. Clients choose ultra-high apartments not only as a full-fledged alternative to mansions but also as a place to locate their own headquarters. With a cost of over 1.1 million rubles per square meter, the purchase becomes a demonstration of the owner's success and exclusivity. Such apartments are usually used only for themselves or a selected circle of close associates," notes Anastasia Sukhantseva, Deputy General Director for Marketing at JSC "Federation Tower".
Next in terms of cost are penthouses in Fairmont Vesper Residence (1,051 square meters with a cost of over 2.2 billion rubles) and Carre Blanc (over 500 square meters with an estimated cost of over 1.5 billion rubles). The list continues with penthouses in the projects "Polyanka 44" (561 square meters priced at 1.4 billion rubles), Neva Towers, and Kuznetsky Most 12 (917 and 381 square meters priced at over 1 billion rubles).
The largest lots in terms of size in the offer are penthouses in Federation and Fairmont Vesper Residence: 2,181 sq. m and 1,051 sq. m respectively. Next are "Malaya Bronnaya, 15" (721 sq. m), "Polyanka 44" (561 sq. m) and Carre Blanc (over 500 sq. m), the remaining 94% of penthouse offers are lots with an area of less than 500 sq. m.
A penthouse is a format with a lot of advantages, additional options, and a corresponding price. For example, in the project "Malaya Bronnaya, 15," this lot occupies an entire floor and has panoramic views on all four sides. Penthouse is seen as a profitable investment by market participants. For example, in the club house ORDYNKA, the price of penthouses has increased by 20-30% compared to the initial stage of construction. "In our observation, penthouses are often chosen by owners of large businesses, as well as top managers. This format generates stable interest from affluent people who know exactly what they want and are ready to invest in quality of life, comfort, and unique opportunities - for example, their own fireplace, access to the exploited roof, and panoramic views of the historical development of the capital," notes Irina Loseva, Sales Director of Insigma GC.
According to Dmitry Novikov, Sales Director of the club house "Malaya Bronnaya 15," the offer of penthouses in the Moscow market is heterogeneous, and the determining factor for such a level of purchase is the location - penthouses in the historic center of the city have excellent view characteristics, without the risk of a skyscraper being built opposite. "Today, every 10th client comes with a request for a penthouse - it is always the most exclusive lot in the project, which, like any limited edition product, attracts with its unavailability. At the same time, the number of elite projects with penthouses is increasing, but at the same time, the filter of requirements for objects is tightening. Mandatory characteristics of a penthouse are occupying the entire top floor of the building, high ceilings, the ability to access the exploited roof with the organization of a patio area," adds the expert.
