Luxurious homes: where are the most expensive apartments sold in Moscow?
In the structure of the elite real estate market in Moscow, there are record holders - apartments worth more than 1 billion rubles. These offerings can be counted on one hand, and deals with such properties become events in themselves. There are only a few buildings in the city where you can buy real estate at such a high price. Of course, all these buildings are located in the very center of the capital.

The purchase of ultra-expensive housing is always a unique story. If we were to create an average image of the most sought-after real estate, it would be a property with an area of at least 180 square meters, with three to five bedrooms, walk-in closets and bathrooms in each of them, a terrace, and a large living room. The location would be the "golden mile," Khamovniki or Zamoskvorechye. However, the format of the property does not matter - for example, a significant part of the penthouses on the market are legally apartments, but this does not deter the buyers.
One of the main requirements for housing of this level is rich architectural facades and the finishing of entrance groups, asserts Denis Popov, Managing Partner of Contact Real Estate. "Recently, the format of apartments with finishing by well-known architectural bureaus has gained popularity," adds Popov.
Currently, a large number of deals with ultra-expensive housing take place on the secondary market, according to Blackwood. "Over the past year, the largest deal on the secondary market was the sale of the famous Fendi penthouse for $10.5 million, located on the 68th floor of one of the Moscow City towers," says Alexander Shibaev, Director of Analytics and Research at Blackwood. On the other hand, no deals above $10 million per lot have been recorded in the primary market over the past year. Thus, the most expensive deal for the elite new construction market was the sale of a 250 square meter penthouse in the Chekhov club house for $6 million."
The largest amount of ultra-expensive housing in the primary market in Moscow is concentrated in residential complexes Noble Row, Nabokov, Bunin, "Maple House", "Residence at Vsevolozhsky", Knightsbridge Private Park, Mon Cher, and Cloud Nine, according to Contact Real Estate. However, this does not mean that these houses have taken all the top spots in the ranking of the most expensive offerings in the capital.

There are properties that are priced in dollars based on old prices. Such lots are either overvalued and illiquid, or they are unique and the demand for them is not affected by changes in the foreign exchange market. For example, an exclusive offer can be apartments from the owner in the "Moscow" hotel with a view of Red Square at a price of $50 thousand per square meter.
