Realtors have revealed the cost of the most expensive mansions in the Moscow Region.
The total value of the one hundred most expensive private houses in the Moscow region is estimated at almost 150 billion rubles
In the third quarter of 2017, the average cost of the one hundred most expensive country houses in the Moscow region was $24.7 million (1.42 billion rubles). Over the last quarter, this value decreased by 2% from $25.2 million. These data are provided in a study by the international real estate company Savills, which analyzed offerings on the primary and secondary country housing markets (available to the editor).
Realtors estimated the total value of the one hundred most expensive houses in the Moscow region at nearly $2.47 billion (142.3 billion rubles). The minimum cost of a cottage from the Savills top 100 was $8 million (460 million rubles), while the maximum was $80 million (4.6 billion rubles). The average area of the most expensive cottage is 1,800 square meters, and the size of the plot is 107 acres, according to the study.
The majority of the most expensive houses (69%) are sold on Rublevo-Uspenskoe Highway, in the most famous places: Zhukovka, "Sady Mayendorf" and Nikolino (12%, 11%, and 8% of the supply volume, respectively). The second most popular direction is Novorizhskoe Highway, where elite residences are also offered (17% of the properties). The rest of the directions are represented by individual properties, according to realtors. In July, analysts from the elite real estate agency Tweed reported that the cost of the top 100 most expensive houses on Rublevo-Uspenskoe Highway reached $2 billion. Mansions with the highest price tags have been on the market for several years, despite significant discounts from sellers. In early September, analysts from the real estate company Kalinka Group found that elite country houses on Rublevo-Uspenskoe Highway are being offered for sale with discounts of up to 50%. 90% of elite cottages, built in the early 2000s, are being sold with a discount.
