The districts in Moscow with the most expensive housing have been named.
The volume of supply in the premium and elite real estate market in the Central Administrative District (CAD) has decreased by 3.5%. According to Kalinka Group analysts, as of March, it amounted to just over 1.9 thousand lots with a total area of 241 thousand square meters.
In March, a new project was put up for sale in Zamoskvorechye. It is called "Bakhrushina 11" and offers 21 unfinished apartments. The lots range in size from 44 to 132 square meters, with an average price of 545 thousand rubles per square meter. The property has been built and is already in use.
According to Kalinka Group's calculations, as of the end of March, there were 63 projects representing the primary market of premium and elite real estate in CAD.
The leading areas in terms of supply volume are still Khamovniki, Yakimanka, Zamoskvorechye, and Tverskoy, with their combined share exceeding 70%.
Around 40% of the lots are located in projects that have been completed. The average price per square meter in these projects is approximately 760 thousand rubles, with an average budget of 90 million rubles. Projects with completion dates in 2020 and later account for about 30% of the total volume. The share of projects with completion dates in 2019 is 23%, and they feature the most expensive lots with an average price per square meter of 1.07 million rubles and an average budget of around 160 million.
"Yakimanka remained the most expensive district as of March, with an average price per square meter exceeding 1 million rubles. Arbat, Tverskoy, and Khamovniki districts follow closely behind, with a slight difference," noted Roman Popov, Director of the Analytics and Consulting Department at Kalinka Group.
In most projects, prices have risen within the range of 2-3%, while in some projects, the increase has been more significant, which is due to reaching a new stage of construction readiness.
