Vedomosti found out who bought the office complex in Butikovskiy Pereulok in Moscow from RGI International. It is Nafta-Moskva, owned by Suleyman Kerimov.
Developer RGI International announced in December 2007 that it was selling its subsidiary, Nospelt Limited, for $97.2 million. This company owns the rights to the office complex (8,900 sq. m) in Butikovskiy Pereulok within the Golden Mile. RGI International did not disclose the buyer's name, citing a confidentiality agreement.
The new owner of the office is Nafta-Moskva, owned by Suleyman Kerimov, according to two representatives of consulting companies. The head office of Nafta-Moskva is now located in Butikovskiy Pereulok (it was previously located in Legion on Bolshaya Ordynka until March 2008), a source close to the company's management said. Anton Averin, the director of investments at Nafta-Moskva, declined to comment.
Kalinka Realty valued the office at $85-95 million at the time of the transaction, says deputy CEO Alexey Sidorov. He is confident that this is a good investment: there are practically no similar projects in this area, and even today "it can be rented out at a rate of $800-900 per square meter, and the market price is from $8000 per square meter (approximately $71 million for the entire property)."
Recently, structures affiliated with Suleiman Kerimov have been actively interested in real estate in the capital. Last autumn, "Nafta Co" acquired the multifunctional complex "Voentorg" (70,000 sq. m) on Vozdvizhenka from the AST group of companies owned by Telman Ismailov. The transaction amount was estimated at $350 million. Structures affiliated with Kerimov also own a blocking stake in PIK Group.
