The share of deluxe class housing in the luxury market has grown to 45%.
Since the beginning of 2024, 14 premium and deluxe class projects have entered the primary market of luxury real estate in Moscow. The majority of projects were in the deluxe class, with sales starting on 9 new complexes totaling 145,000 sq.m. As a result of a significant increase in exposure volume within projects, the deluxe class's share in the volume of premium offerings on the primary market grew from 38% to 45% over the year.
In eight months, the range was replenished with the following projects: 4 new projects were launched in the premium class, including "Monblan" by Hals-Development, Foriver Residence by "Ingrad", "Vesper Kutuzovsky" by Vesper, and furnished apartments in Cosmos Selection Arbat Apartments by Cosmos Hotel Group. In the deluxe class, "Tishinsky Boulevard" by Sminex, "Imperium" residential complex by Vesta Development, Annabel's and Pentagram by Palladio Group, Phantom by Sense Development, Belle Epoque by PetroStyle, "Nikitsky 6" by R4S, "Tatar 35" by Donstroy and Kami residential complex by developer Mono.
One of the most anticipated major projects of the year in the deluxe class should be highlighted separately - "Frunze 30", where just under 200 apartments are currently being exposed. "This is a unique elite city-park club, where everything best and exclusively for its own residents. This is also the first premium real estate to appear in this legendary location in the last 10 years", - shared her impressions of the project Ekaterina Rumyantseva, founder of the Kalinka ecosystem.
"Frunze Embankment is completing the formation of this unique district, there are no and there will be no projects of a similar class and level. In the city-park we have carefully thought out every detail - it's a wealth of layout solutions: from duplex apartments to cityhouses with patios and penthouses with viewing terraces - rare for Moscow, a total of 150 apartment options. This is a large-scale living environment: the largest courtyard-park in its class at 3.1 hectares, comprehensive infrastructure with a record total area of 2700 sq.m", - noted Alexander Lagutov, Vice President for Product at Sminex.
Sales of 3 new projects in the Central Administrative District are expected to start soon. It should be noted that both well-known players such as Sminex, Donstroy, Vesper, Ingrad, and relatively new players on the market - Sense Development, Mono - are launching projects.
The weighted average price on the luxury market is showing confident growth, with the end of August figure at around 1.84 million rubles per sq. m, which is 19% higher than a year earlier. If we talk about subclasses, in premium the price is 1.1 million rubles per sq. m (+9% per year), and the price rise is restrained by new projects starting at initial prices, in deluxe – 2.75 million rubles per sq. m (+14% per year). The price rise for the deluxe class is influenced by the launch of new projects in prime Moscow locations.
By the end of the first half of 2024, 860 lots totaling 100,000 sq. m were purchased on Moscow's primary luxury real estate market. The number of transactions in premium class increased by 84% compared to the same period last year, and in the deluxe class – by 30%.
