The crisis may be happening, but vacation plans haven't been canceled: at least that's what the data on the luxury country real estate rental market suggests. According to specialists from Kalinka Group, compared to July of last year, demand has slightly decreased, on average by 5-7%, but now, due to increased supply, potential vacationers have more options to choose from.
Like all segments of the real estate market, where calculations were made in dollars just six months ago, the country's luxury real estate has switched to rubles. However, according to Welhome, the currency price dropped by 30% or even 50%, which, nonetheless, has allowed for relatively high demand. For example, if a deal is concluded for 350,000 rubles per month, the tenant will pay this amount regardless of exchange rate fluctuations.
The established ratio between demand and supply this year has made homeowners more amenable: there are now a minimum of three offers per tenant. Decreased activity in the market for buying and selling country real estate has forced some property owners, who cannot find buyers for their homes, to decide to rent them out in order to cover at least some of the costs of maintaining the property.

"The average budget for a luxury country rental deal is about 300,000 rubles. Homes priced from $25,000 to $30,000 per month have become much less in demand and cannot find tenants. The most popular are cottages in gated communities with all central utilities within 20 km from the Moscow Ring Road. The presence of children's and sports infrastructure within the community is a mandatory attribute when choosing a country house. Among high-budget real estate tenants, homes with a minimum of three bedrooms and an area of at least 250 square meters are in highest demand."
.Popular destinations for tenants remain the same
As for the most popular destinations among tenants, the leaders have remained the same for many years: Rublevo-Uspenskoe, Novorizhskoe, Ilyinskoe, and Minskoe highways. Moreover, the latter has become particularly in demand after the opening of a toll road in the Odintsovo district and an increase in the number of offerings.
At the same time, the price has become increasingly important for tenants when choosing a house, which is appropriate given the current conditions for negotiation.

"Properties that have maintained pre-crisis prices are no longer in demand. Usually, these prices are fixed in dollars, and the owner does not want to change the situation. The client understands that by signing a dollar contract, they expose themselves to the risk of a sudden increase in the exchange rate, which would raise the budget for renting a house. Such actions by owners that are disloyal to the market situation are doomed to failure - a property can remain unoccupied for years. There are properties on the market that have been offered for rent year after year but cannot find tenants. Recently, the number of such offerings has been increasing because the houses are becoming morally outdated, and the owners are not ready to react quickly to the rapidly changing economic situation. Currently, such houses make up approximately 5% of the total supply in the luxury countryside rental market."
Homeowners, as before, strive to enter into long-term contracts, as they perceive them to be more reliable. However, not everyone is willing to rent out a property with expensive renovations for only a few summer months. It is not surprising that tenants planning to stay for a year or more automatically receive a 15% discount.
