The settlement is located on the right hilly bank of the River Mala Istra, near the famous old Russian estate of the 18th century. This is one of the few places in the Moscow region where extensive mixed forests coexist with park areas and high-class cottage buildings: the majority of the settlement's territory is occupied by old-growth forests, and a restored manor park spreads over 7 hectares. The territory, on which individual plots with houses are located, has a trilobate shape and is divided into 4 parts:
