Overview of the market of new business class buildings in Moscow. Results of 2020
Sentence:
- Sales are conducted in 122 residential and apartment complexes in Moscow's business class.
- The supply volume at the end of the year decreased by 23% compared to 2019 and amounted to 12,122 lots (879 thousand sq. m, -5%).
- The average lot size in the supply is 72.5 sq. m.
- In 2020, sales started in 28 new complexes. Among them: "Paveletskaya City" (MR Group and Level Group), "Novodanilovskaya 8" (GC Samolet), Hide (MR Group), "Arkhitektor" (FSK), "Dostizhenie" (SMINEX), SLAVA (MR Group), Symphony 34 (MR Group), etc.
- The structure by districts has changed significantly. The leader in terms of supply volume is the Southern Administrative District (20% share), while the Central Administrative District and Western Administrative District dropped to second place with a 15% share.
- In terms of the supply volume by number of lots, 78% are apartments, 22% are apartments.
- In the supply of new business-class buildings, 45% are lots with finishing (full or white box). This indicator increased by an average of 3-5% per quarter in 2020.
Prices:
- Weighted average price in the business class increased by 16% and for the first time reached the level of 303 thousand rubles per square meter.
- The weighted average price increased by an average of 3-4% per quarter throughout the year.

Demand:
- A record-breaking 25,670 deals were concluded. This is 73% higher than in 2019 (1,653 thousand square meters, +78% compared to 2019).
- The weighted average unit price of the sold square meter increased by 14% and amounted to approximately 273 thousand rubles per square meter.
- 68% of all deals were concluded in the second half of 2020.
- The average area of the purchased lot decreased by 2% and amounted to 63 square meters.
- The share of mortgage deals increased by 11% and amounted to 53% of all deals.
- The key rate remains at 4.25%.
- The top-selling projects in 2020 were: Symbol residential complex by Donstroi, Metropolis by MR Group, and Heart of the Capital by Donstroi.
- The most in-demand district in Moscow is the Western Administrative Okrug (ZAO), accounting for 23% of the total number of sold lots, thanks to sales in complexes such as "Nastoyashee," "Kutuzov Grad 2," "Sobitiye," and "Krylya."
