Overview of the Moscow business class new buildings market

142 business class projects are on sale, while 141 projects were on sale a year earlier;

· There are 19,368 lots on sale for a total of 1,276 thousand square meters. m. Over the year, the increase in indicators amounted to +4% and +2%, respectively;

· High development activity in the 3rd quarter of 2023: sales of 6 new business class projects started during the quarter, as well as a quarter earlier;

· 4,837 lots have been announced in new projects for a total of 263 thousand square meters, and about 13% of this volume is on sale at the end of the quarter;

· According to the results of 9 months of 2023, the weighted average supply price in the Moscow business class housing market increased by +4% quarter-on-quarter and by + 3% year-on-year, reaching 466.5 thousand rubles/sq. m.;

· The Central Administrative District (CAO) remained the most expensive district of Moscow in the business class segment - the weighted average offer price in the CAO district was 505 thousand rubles / sq. m.;

·  The last quarter was a record in terms of demand in the business class market, which was due both to the expectation of an increase in the key rate and deterioration of mortgage conditions, and against the background of an overall increase in economic stability;

· In 9 months of 2023, 19,128 transactions were concluded for a total of 1,189.3 thousand square meters in the market of new business class buildings in Moscow. The dynamics of demand by 9 months of 2022 amounted to +53%.
