Overview of the Moscow business class new buildings market

  • There are 162 business class projects on sale, while 151 projects were on sale a year earlier;
  • There are 20 129 lots on sale for a total of 1,324 thousand square meters. m. The dynamics of indicators for the year amounted to -7% and -6%, respectively;
  • In the 2nd quarter of 2024, the activity of developers increased. During the quarter, the market was replenished with 14 new projects with apartments: "Amber City", "Artel", VEER, "House A", "Mangazeya on Rechnoy", "Mangazeya on Tula", "New Academicians", "Rodina Park", Sezar City, "Wednesday on Lobachevsky", Cityzen, Hide Out, "Quarter of Mons", "Level Zvenigorodskaya";
  • The largest share of the supply in new business class buildings is at the stage of floor installation (35%). At the excavation stage - 28%, 24% at the hull finishing stage, and 13% of the supply in the commissioned buildings.
  • The weighted average offer price in the Moscow business class housing market increased by 3% quarter-on-quarter and by 13% year-on-year, reaching 510.7 thousand rubles/sq. m.;
  • The Central Administrative District (CAO) remained the most expensive district of Moscow in the business class segment - the weighted average offer price of 585.3 thousand rubles / sq. m (+20% per year);
  • In the 2nd quarter of 2024, there was a gradual recovery in demand: 6,747 transactions were concluded during the period, which is 23% more than in the 1st quarter of 2024 and 20% more than in the 2nd quarter of 2023;
  • The projects are the sales leaders in the 2nd quarter of 2024: LCD Ostrov with a share of 5.5% of total demand, LCD Shagal with a share of 5% and LCD Event with a share of 4% in demand.
