Review of the elite secondary real estate market in Moscow
- By the end of 2023, 723 lots for a total of 138.1 thousand square meters were exhibited in the secondary market of high-budget real estate. The dynamics of supply by the number of lots by September 2023 amounted to -12%, and by last year -6%.;
- The average area of the exhibited lot at the end of December 2023 was 191 square meters, which is +4% more than in September 2023 and +2% more than in December 2022.;
- The largest share of the supply is concentrated in the area range of 100-125 sq. m (14%);
- The main volume of secondary supply in square meters is represented in Khamovniki – 27%, further in the ranking are Presnensky district – 18% and Ramenki – 13%;
- The weighted average price in the secondary market was 1,283 thousand rubles/sq. m (+21% per year);
- The maximum weighted average unit prices of offers in the Yakimanka area are 1,663 thousand rubles per square meter (+13% per year) and in the Khamovniki area – 1,593 thousand rubles per square meter (+22% per year);
- An increase in the weighted average cost for the year was recorded in all districts, which is associated with both increased demand and structural changes;
- According to Rosreestr, in 2023, 174.9 thousand transfers of ownership rights were registered in the secondary housing market in Moscow (all classes), which is 32% more than it was a year earlier;
- In 2023, the average area of the lot in demand on the secondary market was 147.9 sq. m, which is 1% less than in 2022;
- The main share of transactions fell on lots with an area of 100-125 sq. m (18%) and 125-150 sq. m (16%);
- The highest demand was in the Presnensky districts with a share of 20% and Khamovniki, whose share was 18%;
- The average value of the purchased lot in 2023 was about 127 million rubles, which is 6% higher than in 2022.
