The Republic of Mauritius is a miniature state on the islands in the Indian Ocean. The location is famous for its white sand beaches and crystal lagoons. The capital is the city of Port Louis, the difference with Moscow time is +1 hour. Thousands of tourists come to Mauritius every year, but the share of tourism in the state's economy is only 20%. Mauritius is an offshore zone, there is no property or inheritance tax. The island has a well-developed infrastructure: medicine, private international or public French schools, excellent roads, metro, shopping centers.

Which cities / regions can be considered for living and investment?

1. For year-round use. The small town of Tamarin, the coastal town of Grand Baie or Grand Gaube would be an ideal place to relocate or a fabulous place to work remotely.
2. For relax. The northern coast of Mauritius is a popular destination for tourism. Here, first-class diving, luxurious beaches, bars and restaurants. To the west are the main kite and surf spots.
3. For business. Mauritius is a reliable jurisdiction to transport or bring your business to the markets of Africa, Asia and Europe. There are state business support programs in the country. For example, innovative and IT companies are entitled to tax holidays up to 5 years.
4. For investment. Modern residential projects with club infrastructure managed by global hotel brands offer interesting conditions for investors with a view to further resale or rental business with a guaranteed return.

Is it possible for Russians to buy real estate?

Foreign citizens can freely purchase real estate in Mauritius, including land. It is permissible to issue objects both to a private person and to a legal entity.

Property taxes

The state has a loyal taxation system, for example, there is no annual property tax. When buying a property, you must pay 5% of the value of the object.

Residence permit

In Mauritius, you can get a residence permit with an investment in real estate of more than $500,000. A residence permit is also issued to the spouse and minor children. You can get a document allowing you to freely stay on the territory of the state immediately after purchase.
