Bulgaria

Bulgaria is a country on the western coast of the Black Sea. The place impresses with its rich heritage: music, crafts, architecture. There are more than 4000 caves on the territory. The climate is continental Mediterranean: hot summers, snowy winters. The official language is Bulgarian. Tourism is one of the important directions for the economy. Over the past 5 years, the flow of Europeans has increased significantly: housing prices, its maintenance and life here are significantly lower.

Where to buy property?

According to statistics, in the south of Bulgaria people buy real estate 3 times more often than in the north. The southern locations have a more developed infrastructure and are territorially closer to Istanbul - only 3 hours away by car.

There are 3 areas to buy:

1. Lozenets and Sozopol are cozy cities on the Black Sea coast with excellent ecology.
2. Sunny Beach and Pomorie are the best resorts in the country. Locations are suitable for relaxation and comfortable life all year round.
3. Varna and Burgas are the largest cities in Bulgaria. Life in winter at small resorts dies out, cafes and shops are closed. Large cities are more suitable for year-round living.

Is it possible for Russians to buy real estate
Foreigners can freely own property in Bulgaria. There are no restrictions on the purchase of apartments. However, the law prohibits the acquisition of land in the ownership of a private person.

Property taxes

Bulgaria have a soft taxation system. Residents must initially pay 4-5% of the property value, then annually pay 0.15% of the cadastral value of the property. This is the lowest tax in Europe.

Residence permit or passport

Suitable for obtaining a residence permit: study, marriage and large investments. Under the Golden Visa program, you can get a residence permit in Bulgaria when buying a property worth more than 300,000 euros. After 5 years, it is permissible to request the right to an indefinite permanent residence status.
