Vesper acquired the hotel project on 1st Tverskaya-Yamskaya Street from "Syndicate".

Vesper, a developer, has acquired a controlling stake in the financial and construction company "Russkoe Zoloto - Stroyinvest". The company holds the rights to build a hotel complex with an area of 27,000 square meters on 1st Tverskaya-Yamskaya Street, according to two realtors working in the area. The seller, according to them, is a structure connected to the holding company "Sindika" of the current senator and former president of Kabardino-Balkaria, Arsen Kanokov. Vesper CEO Boris Azarenko and Sindika President Oleg Eskindarov confirmed the information about the deal, but refused to disclose its terms. The deal was valued at $28 million, according to two individuals close to the matter. Vesper will also invest around 6 billion rubles in construction, according to two realtors familiar with the project in the Tverskaya district.

Farewell to hotels

Little is known about "Sindika". The company manages the eponymous construction complex near the Moscow Ring Road, close to the Strogino area. Its hotel business is up for sale, according to sources of "Vedomosti" newspaper. This includes the 5-star Radisson Blu Paradise hotel in Sochi, Intourist hotels in Pyatigorsk and Stavropol, the Sindika Spa Hotel in Nalchik, as well as other properties in Tambov, Rostov, and Nevinnomyssk. A potential bidder for the hotels is AFK Sistema.

Structure "Russkoe Zoloto" of Alexander Tarantsev won the lease tender for 0.6 hectares on 1st Tverskaya-Yamskaya Street in 2002. At that time, the plan was to build a 300-room hotel with an area of 40,500 square meters. The project was supposed to be realized simultaneously with the construction of a second exit from the Mayakovskaya metro station. According to representatives of "Russkoe Zoloto - Stroyinvest", the construction of the hotel was delayed due to the high costs of building the metro exit.

With the appointment of Sergei Sobyanin as the mayor of Moscow, many development projects were put on hold, and the city proposed turning the plot on 1st Tverskaya-Yamskaya Street into a square and a parking lot instead of a hotel. In December 2013, the urban planning and land commission allowed "Russkoe Zoloto - Stroyinvest" to build an eight-story hotel there. By this time, control of the company was taken over by the "Sindika" structure, which planned to build a 5-star hotel near the Mayakovskaya metro station, according to sources close to the deal. Now, Vesper wants to place a 5-star hotel with 180 rooms and a building with apartments and penthouses (50 units) on this site, according to two consultants familiar with the project details.

Chairman of the Board of Directors of Kalinka Group, Ekaterina Rumyantseva, estimates the average cost of housing in such a project at 650,000-700,000 rubles per square meter. According to her, the Tverskoy district has a developed business environment, so apartments, especially small ones, are in high demand. The head of the Russian representative office of Rossmils Investments, Alexey Mogila, believes that on 1st Tverskaya-Yamskaya Street, a hotel or serviced apartments managed by a hotel operator will be in greater demand - the site does not allow for the construction of a large number of infrastructure facilities for a full-fledged residential complex. The first two floors of the project will have a shopping area, a fitness club, a conference hall, and an underground parking with 97 parking spaces, say two consultants who have seen the project.

The complex on 1st Tverskaya-Yamskaya Street is the largest project in Vesper's portfolio, specializing in the construction of luxury housing in the center of Moscow. Its main owners are Boris Azarenko and Denis Kitaev. In 2014, O1 Group, owned by Boris Mints, purchased a controlling stake in the company, but a few months later it exited the shareholder structure. Currently, Vesper has 11 projects, including St. Nickolas on Nikolskaya Street, "Bulgakov" in Bolshoy Kozikhinsky Lane, and Pier One Berlin (7800 sq. m) in Berlin.
