The Ruble land has increased in value by 10% since the middle of last year.
Since the middle of 2017, the price of land plots in the most prestigious settlements on Rublevo-Uspenskoye Highway has increased by an average of about 10%. This happened due to the continued demand for these plots despite the decrease in supply. At the same time, houses on the secondary market are still being sold at a discount, according to Kalinka Group.
The demand for land has not decreased even during the crisis, and those who bought land during this period made very profitable investments because prices were showing a negative trend until the middle of 2017. As a result, there has been a shortage of land plots in the most expensive and prestigious gated settlements on Rublevo-Uspenskoye Highway. With the sustained demand, prices for these plots started to rise.
"If 7-10 years ago, buyers were mainly concerned with the proximity to the Moscow Ring Road (MKAD) and they could easily choose a plot without security in the old Zhukovka area, now the interest is in settlements with security and infrastructure, where such plots are scarce or no longer available," said Ekaterina Rumyantseva, Chairman of the Board of Directors of the company. "These include 'Sady Mayendorf', 'Razdory-2', 'Nikolino', 'Sosnovy Bor', and other settlements near Rublevo-Uspenskoye Highway and Nikolinskaya Gora."
Prices in some of these settlements reached $400,000 per hectare depending on the configuration and quality of the plot before the crisis. On average, they were around $250,000 to $300,000 per hectare.
The average cost of a hundred square meters during the crisis dropped to $150,000, with the cheapening of land continuing until last year. For example, in the first half of 2017, plots were sold at prices ranging from $100,000 to $120,000 per hundred square meters. Price growth was only observed in the second half of 2017.
Today, most plots purchased in 2015-2016 can be sold on average for 10% higher than they were six months ago. However, real estate transactions mostly occur at discounts of up to 50% off pre-crisis prices. The divergent dynamics of land and housing prices can be explained by the difficulty buyers have in finding real estate that fully meets their needs. Land on Rublevo-Uspenskoye Highway is an asset that is always in demand and valued even during periods of economic instability.
