The five most affordable premium-class new buildings on the Moscow market.
In the past year, large premium-class residential complexes have become the locomotive of Moscow's elite market. There are several reasons for this. Firstly, as noted by Irina Kalinina, managing partner of the agency Point Estate, demand today is concentrated on relatively low budgets of up to 100 million rubles. Secondly, according to Ekaterina Rumyantseva, Chairman of the Board of Directors of Kalinka Group, the requirements of buyers for location have changed significantly recently. If in the past, the main criterion for rich people when choosing a location was the city center, today more attention is paid to factors such as proximity to parks, sports complexes, and other surrounding infrastructure necessary for comfortable living. And thirdly, the internal infrastructure of the complex has become a serious argument in choosing housing, whereas the compactness of club houses has become much less attractive to wealthy buyers.
Among premium-class residential complexes, there are favorites that, in addition to low budgets, have a number of advantages that set them apart from competitors. The portal Elite.RU, together with the elite real estate agencies Tweed, Ordo Group, Point Estate, and "Metrium Group," selected five of the most affordable premium-class projects on the primary market of Moscow, highlighting their distinctive features against competitors.
This complex is being implemented by the developer Capital Group at 38 Khoroshevskoye Highway. The start of construction was announced in November 2013. Initially, the project started as an apartment complex, but in the autumn, the developer transferred all the apartments to residential housing, keeping the prices at the same level.
The distinctive feature of the Arch Project "Litsa" is an intelligent system within the building, which is based on the Wi-Fi network of the residential complex. A special program downloaded to the residents' smartphones will independently control the gates at the entrance to the territory, elevators, and other complex options based on the owner's identification number. A video screen will be installed in the courtyard, and a play area for children will be provided using the Xbox Kinect technology. As of December 2015, about 25% of the apartments in this complex have been sold. The completion of the "Litsa" project is planned for 2016.
The construction of the I'M residential complex in the Shlyuzovaya Embankment area was started by the PSN Group in the summer of this year, and the delivery of the commission is scheduled for the second quarter of 2018. The distinctive features of this project are its architectural concept and extensive internal infrastructure.
The architecture of the quarter was developed by the British bureau David Walker Architects Ltd. All the buildings in the complex are connected by pedestrian galleries. The internal infrastructure of the residential quarter includes a restaurant, wellness center, SPA salon, lounge cafe of a club type, a kindergarten, as well as room and concierge service. The residential part of the project consists of 200 apartments and 194 apartments, of which about 15% have been sold at the moment.
The loft apartment complex is being constructed by KR Properties on the territory of the former furniture factory "MurY and Merlin". The reconstruction of the two buildings of the enterprise began in 2014, and completion is scheduled for 2017. The project is distinguished by its unusual concept of two-level lofts compared to competitors. Currently, out of 135 apartments in the complex, 65% have been sold.
In the complex, the developer of which is LLC "BEL Development", there are a total of 70 apartments ranging from 50 to 206 square meters. Among the advantages of the project are the high quality of construction, as well as the fact that each apartment has several large panoramic windows. The construction of the complex began in 2014, and the commissioning is planned for the beginning of 2016. Currently, according to various agencies' estimates, 15 to 25% of the apartments have been sold in the complex.
The "Sovremennik" apartment project is being implemented by Vesper company at the address 13 Mashkova Street. This is the only developer on the Moscow market that specializes exclusively in elite projects. Sales in "Sovremennik" have just recently opened in November of this year. However, 7 out of the 86 apartments in this project have already been reserved. The completion of the construction is scheduled for the second quarter of 2017.
