Five rules for choosing a penthouse without finishing

According to Kalinka Group, a leading consulting and real estate company in the luxury real estate market, 67% of penthouses in Moscow are offered without finishing, allowing buyers to customize the renovations according to their preferences and needs. The company's specialists have formulated criteria for choosing a penthouse and selected the best options on the market that meet these criteria.

A penthouse, in the classical sense, is not just an apartment on the top floor. This unique type of property offers excellent views, privileges such as private access to the floor, personal terraces, unique layouts, usable rooftops, and complete privacy. It is always a unique offering in the luxury market that may wait for its owner for several years.

"Penthouses are a niche product in the premium real estate market," comments Ekaterina Rumyantseva, Chairman of the Board of Directors of Kalinka Group. "In elite residential buildings with 20-30 apartments, there are usually only one or two penthouses. The target audience for this product is consistent, including owners of large businesses, top executives, and officials who purchase real estate for their families. Penthouse transactions are the largest in the market due to the larger size of the properties and higher cost per square meter on the upper floors, and crises and other economic processes have less impact on demand."

Taking into account years of experience in dealing with clients and implementing the most expensive properties in the luxury housing market in Moscow, Kalinka Group has formulated the key criteria for choosing a penthouse:

Views: This is the key advantage of a penthouse compared to other types of luxury housing and the main reason for its popularity. Without excellent views, a unique property loses its attractiveness and prestige, becoming just an ordinary apartment on the top floor of a luxury building. The windows should be panoramic, as there have been cases where small windows have discounted and prolonged the exposure period even for a well-located and expensive property.

Privacy and Security: An important characteristic of a penthouse is its isolation from other residents, as well as a reinforced security system. Premium projects usually have a card access system or fingerprint recognition for owners. Developers often provide separate elevators that cannot be used by other residents or restrict access to the penthouse floor for neighbors.

Privacy: It is essential to pay attention to who has access to the rooftop or terrace area. This right can belong to the penthouse owner, other residents, or the management company of the building. Some projects allow service organizations access to the penthouse terraces for window cleaning or other maintenance work. The owner of a high-class property should be prepared for this or be informed of the periodic visits.

Engineering Equipment and Communications: In a premium building, the engineering equipment, communications, and the quality of their installation should correspond to the status of the property. There should be no noise, heat emissions, or other inconveniences inside.

Construction Quality: The building should be designed to withstand the loads placed upon it. If a penthouse is planned to have a pool, a helipad, or other structures with special operating requirements, the building's structural features should be adapted accordingly.

"Finding a penthouse with a ready-made finish that meets the needs and tastes of future owners is very difficult," says Ekaterina Rumyantseva. "Therefore, penthouses without finishing, where renovations can be done according to one's preferences, are more popular among discerning clients. They allow for the rational planning of space and the creation of a unique product that is even more exceptional and one-of-a-kind when entrusted to the experience and talent of a renowned designer."

According to Kalinka Group's assessment, 67% of penthouses in the luxury real estate market in Moscow are offered without finishing. The company's specialists have analyzed all the offerings and selected those that fully meet the mentioned criteria.
