Brokers earned approximately 7.5 billion rubles from the sale of luxury suburban real estate in the Moscow region in the summer of 2017, the Tweed agency's press service reported on Wednesday.
"The total sales volume on the secondary market for luxury suburban real estate in the Moscow region for the summer of 2017 amounted to at least 7.5 billion rubles," analysts write.
As clarified, the share of luxury houses in the total sales volume amounted to at least 5.7 billion rubles. Land plots accounted for at least 1.5 billion rubles, while townhouses accounted for at least 0.3 billion rubles.
According to the results of the three summer months, the average cost of a luxury mansion was 101.7 million rubles, a land plot was 75.8 million rubles, and a townhouse was 50.5 million rubles.
The most expensive house, a lot with an area of 1,500 sq. m on a 45-acre plot, was sold in Rublevka for $9 million. The most expensive plot, with an area of 220 acres, was sold for $3.3 million in the same area, in Rublevka. The most expensive townhouse, sold on the secondary market, was a lot with an area of 330 sq. m for 65 million rubles in Novaya Riga.
The materials explain that the prices of the sold properties are given without taking into account any discounts (based on the stated price).
Earlier, experts from Kalinka Group reported that discounts in the luxury suburban real estate market reach up to 50% of pre-crisis prices, and ultra-expensive properties can be purchased with savings of up to $15 million. The company calculated that 90% of houses built in the early 2000s are offered with a discount.
