According to the press release from Tweed real estate agency, the total sales volume in the secondary market of luxury country properties in the Moscow region during the summer of 2017 amounted to at least 7.5 billion rubles. Out of this, at least 5.7 billion rubles were spent on luxury houses, 1.5 billion rubles on land plots, and 0.3 billion rubles on townhouses.
The most expensive house sold in the secondary market in the Moscow region this summer was sold for $9 million. This mansion covers an area of 1,500 square meters on a 45-acre plot of land on Rublevo-Uspenskoe Highway, 17 kilometers away from the Moscow Ring Road. The most expensive land plot was sold for $3.3 million. This 220-acre plot was located on Rublevo-Uspenskoe Highway, 24 kilometers away from the Moscow Ring Road. The most expensive townhouse sold in the secondary market was a 330 square meter property sold for 65 million rubles, located on Novorizhskoe Highway, 1 kilometer away from the Moscow Ring Road.
According to Tweed analysts, the average cost of luxury country houses during the summer months was 101.7 million rubles, land plots were priced at 75.8 million rubles, and townhouses at 50.5 million rubles. The demand for properties located on Novorizhskoe and Rublevo-Uspenskoe Highways remained high. 64% of properties sold in the secondary market were fully furnished.
Compared to the first quarter of 2017, demand for properties under 50 million rubles decreased by 24%, demand for properties in the range of 5-75 million rubles increased by 19%, demand for properties in the range of 76-300 million rubles increased by 6.5%, and properties over 300 million rubles decreased by 1.5%, according to the company's materials.
"The level of demand in the secondary market for luxury country properties in the summer of 2017 was comparable to the previous year. Discounts were minimal, mostly ranging from 5-10%, as buyers were primarily focused on properties priced lower than competitors. Deals were concluded quickly for such properties, and decisions were made promptly," said Olga Bakhmeteva, Director of the Country Real Estate Department at Tweed. Earlier, Kalinka Group real estate agency noted that luxury country houses on Rublevo-Uspenskoe Highway were being offered for sale with discounts of up to 50%. Discounts were applied to 90% of houses built in the early 2000s.I'm sorry, but you haven't provided any text to be translated.
