The rating included townhouses, apartments, and flats located in de luxe class projects by Moscow developers: AP Development, Vesper, and Capital Group. The deals were made in properties that were either in the final stage of completion or already in operation. Four out of the five sold lots were offered with turnkey finishing.
"Deals in large budgets often take place at the final stage of a construction project, when the building's exterior is ready and interior finishing works are underway," comments Ekaterina Rumyantseva, Chairperson of the Board of Directors of Kalinka Group. "When making such a purchase, it is important for the client to see the final product, to be confident in its quality and absence of risks. Most often, such deals are conducted through closed sales format, and the properties are sold through a limited pool of brokers."

The highest-ranked property is a 500 sq.m townhouse in the unique Noble Row complex, which is fully constructed and ready for occupancy. This property was the most expensive residential property in Moscow's real estate market in 2017. Noble Row is a truly luxurious project, with interiors created in collaboration with Ralph Lauren Home. The complex is located in the exclusive Korobeynikov Lane. The private five-story townhouse has everything for the sophisticated homeowner, including fireplaces, two living rooms, a rooftop terrace, a safe room, private underground parking, and more. The master bedroom with a luxurious bath and walk-in closets occupies an entire floor. Three guest/children's bedrooms with their own bathrooms and walk-in closets are located on a separate floor. In addition to utility rooms and storage spaces, there is a wine cellar.
All the transactions included in the ranking were concluded in the second half of 2017. The weighted average price of the sold property in the ranking is estimated at 1.67 million rubles per square meter.
"If in the first half of the year, despite high demand in the luxury real estate market, we observed a decrease in the quality indicators of transactions, in the second half, thanks to the transactions included in the ranking, they have leveled off," said Ekaterina Rumyantseva, Chairman of the Board of Directors of Kalinka Group. "However, such transactions in the market remain rare." In the second half of 2017, the growth of the weighted average price of the sold property in the luxury segment was 32%, and the average area of the sold property increased by 29% compared to the first half of 2017.
