"The demand indicator showed negative dynamics"

Kommersant FM columnist Svetlana Bardina talks about the extent to which elite housing is being sold in the Central Administrative District of the capital.

More than 330 transactions for the purchase of luxury apartments and apartments in new buildings located in the Central Administrative District were executed in the first half of the year. This is almost a quarter higher than the figures recorded in the first half of 2022, analysts at Kalinka calculated.

Brokers note the growth in sales volume in the location despite the fact that in the whole market, the demand indicator for six months showed negative dynamics.

The total area of apartments and apartments purchased in the CAO is almost 37.5 thousand square meters, +17% year-on-year. One of the most popular projects in the location was a large-scale residential complex in Khamovniki.

At the same time, the indicator of sales of elite lots in the business quarter remains at a minimum level: the share of the zone remains at the level of 1%.

The total volume of transactions in the main business cluster of the city amounted to less than 1 thousand square meters. m. The decrease in the share of transactions in the area is due to a reduction in the residual volume of supply in skyscrapers and a small number of new offers in the location. The only exception was a new high-rise project with apartments in Moscow City, which is still positioned in the premium class.

Against the background of declining demand in premium projects under construction outside the Central District and the withdrawal of new projects, the share of transactions outside the district decreased from 45% to almost 30% over the year.

At the same time, in the elite market as a whole, the demand indicator for the first half of 2023 showed a decrease in the number of transactions by 15% compared to the same period in 2022.
